A/C Tune Up in Rowlett Discovers Evaporator Coil Leak
Our Integrity A/C techs were in Rowlett recently for a routine a/c tune up.

Problem: During the a/c tune up, our techs discovered a leak in the evaporator coil. Evaporator coil leaks are serious and must be handled correctly. The evaporator coil is located inside the air handler indoors and is a vital component in the central air conditioning system. Worst case: the system stress caused by the leak could result in compressor failure (expensive to replace!).
At best, evaporator coil leaks will cause mold and mildew growth – and negatively impact indoor air quality. Also cooling effectiveness would decline, enegy costs would increase; and the unit would not cool effectively. In Dallas summers – you definitely want effective cooling!
Solution: Luckily, the issue was caught in time. Our techs replace the evaporator coil, drain pan and drain pan float switch.
Result: This a/c unit is in top condition and ready to handle Texas summer heat – all summer long. All at a fraction of the cost of more expensive component failures.

Why Air Conditioner Tune Ups?
Today’s high efficiency air conditioners use 30% to 50% less energy to produce the same amount of cooling as air conditioners made in the mid 1970s. In the 21st century, central air conditioning systems are high tech equipment.
And like all complex machinery (your a/c now has computer chips!) – central air conditioners need regular maintenance to continue performing at 100% efficiency.
Regular A/C Maintenance
Even with regular air filter changes, the air conditioner evaporator coil and condenser coil will collect dust and dirt. Dirt on the surface of evaporator coils reduces airflow; which reduces effectiveness.
At this point, cooling effectiveness will drop. And cooling can become uneven. To avoid this problem – have the evaporator coil checked and cleaned at the start of each cooling season.
Clogged drain channels prevent a unit from reducing humidity, and the resulting excess moisture may discolor walls or carpet.
Outdoor condenser coils can also become very dirty if the outdoor environment is dusty or if there is foliage nearby. In late spring, Texas cottonwood seeds look like snow and float like snow.
And – cottonwood fluff sticks like glue to anything it encounters! You can easily see cottonwood build up on outdoor condenser coils. This has to be removed – asap.
